Acting on behalf of private clients JCH Commercial have provided advice in connection with the acquisition of the former SGN site adjacent to the Lynchford Road Interchange at Farnborough


The site, extending to 0.85 acres, occupies an exceptionally convenient location adjoining the A331 Blackwater Valley Route, within easy access of the M3 Junction 4. The site is level, and secure with perimeter steel palisade fencing, ideally suitable for a wide range of open storage operations. Acting on behalf of long standing private clients JCH Commercial has secured the disposal of Wessex & Regent House, a period property comprising basement ground and two upper floors extending to approximately 3,350 sq ft formerly used as a restaurant and offices, together with private parking to the rear, occupying a convenient location at the western end of the High Street

Planning consent was first obtained for the conversion of the building into two 4-bed town houses each with two car parking spaces, following which the opportunity was actively marketed

The scheme was purchased by Birchcroft, a niche residential developer specialising in small exclusive projects, and for which a sale price in excess of £1m was achieved

Everest have signed a 10 year lease with 5 year rent review at £150,000pax, and plan to use the unit to consolidate their existing operations throughout the Blackwater Valley towns and wider area

Acting on behalf of Threadneedle Pensions Limited JCH Commercial have let two units at Springlakes Adershot following a comprehensive refurbishment programme.

Acting on behalf of Leicestershire County Council Pension Fund, via retained advisors Colliers International, JCH Commercial has let 8,751 sq ft two storey offices, together with 33 car parking spaces, to JLA Limited on the basis of a new 10 year lease subject to 5 year review and break option. The self-contained building was comprehensively refurbished to provide open plan air-conditioned accommodation. JLA are to use the building to combine subsidiary company operations presently based in Camberley and Woking.
